Dar es Salaam Property Market — Q2 Update

Kigamboni continues to lead price growth. Rental demand in Mikocheni and Masaki holds steady. Here is what we saw last quarter.

The Dar es Salaam property market showed steady growth this quarter, with Kigamboni recording the highest year-on-year appreciation at around 12%. Beach-facing plots in Nunge and Kibada crossed the TZS 200 million mark, driven by both diaspora and local investor demand.

On the rental side, three-bedroom apartments in Mikocheni and Masaki averaged TZS 1.8M–2.5M per month — up modestly from last quarter. Serviced apartments are seeing renewed interest from expat tenants returning to in-office work.

Elsewhere, Kibaha continues to be the most affordable growth corridor for family homes, with newly-built four-bedroom units listing between TZS 90M and TZS 140M. We expect this trend to continue as the highway upgrade completes.
